In January 2010, Capstone Equities participated in the acquisition of 4 New York Plaza with The Harbor Group. 4 New York Plaza is a 23-story, 1.1 million square foot, institutionally owned building located at the southern tip of Manhattan. The building was previously owned by JP Morgan. At closing JP Morgan entered into a 15 year lease for 75% of the property square footage.
4 New York Plaza was built in 1968. The building was designed by Carson Lundin & Shaw who also designed 666 Fifth Avenue, Time Warner at Rock Center and 399 Park. Originally designed as back office banking space for Manufacturers Hanover Trust, 4 New York Plaza is a side core building with extremely efficient floor plates of 48,000 square feet per floor. It is also one of the few buildings downtown with significant infrastructure which includes two co-generation plants and five emergency generators. Building amenities also include a 650 person cafeteria for tenant use.
